Building specs:-

1, Building exterior.

The building finish will be in a product called Trowel plastic it is a waterproof stucco type finish with a 15 yr warranty and is applied in a colour of choice,the structural pillars will be in a contrasting colour to the basic walls.

The windows to the front and sides will be a bronze frame 4×2 extruded aluminium with a smoked gray uv rated glass with an opening system to allow the flow of fresh air .

The windows to the rear will be a shopfront style glass wall with silicone jointing to allow the maximum unobstructed view of the Reef and Nylon Pool with 6 ft wide doors to allow access onto the balcony.

The balcony , stairwell and front entrance will have stainless handrails to reduce maintenance and maximize appeal and give that modern look.

The entrance to the property will include an electric gate with remote keyfobs – once inside the compound there will be shrubs and small trees positioned around the property to compliment the concrete patterned parking area and a car port to accommodate 6 vehicles. There will also be grass around the left side of the building and the back with a pathway and garden leading up to the basement storage area to the right side of the building.

The storage will consist of a 6 ft cubed allotted area with a steel meshed gate to lock away your equiptment bicycles etc. the entrance to the storage area will also have a steel meshed gate locked to secure the water tanks and water pumps located in the basement also.

The property will also benefit from 5 security cameras all to be linked to your 42inch lcd tv located in the living room of the apartment, an intercom system will also be linked from each apartment to the front door.

2, building entrance.

The building entrance will be a single 4 ft wide industrial grade glass door with glass surrounds from floor level to roof level, giving maximum light to this area lighting will be 7 down lights located to give maximum lighting effect all entrance lighting and exterior building and parking lighting will be on a common meter along with the water pump to supply all apartments and this will be a shared utility between all owners.

The entrance will also have the same stucco type finish using trowel plastic in a colour to be determined.

3, ceilings.

The ceilings will be gypsum throughout the building incorporating the lighting cans and the dryer extraction and kitchen hood extraction system along with ceiling fans the finish will be flat with a matt white finish with no mouldings.

Ceiling lighting throughout will be 6 inch recessed lighting cans with either a brass stainless or white trim owners choice,

Ceiling fans will be one in each room , kitchen bedrooms, living area 4 in total the fans will be white enamel finish three blades .

Ceilings will have wiring installed before completion to allow owners to install speakers for a music system , owners will have to instruct the builder accordingly.

4, Kitchens:-

The kitchen will consist of german engineering and Italian styling with a high gloss coloured finish slow closing drawer and cupboard system included, the high level units will have some glass doors included granite worktops a choice of granite will be provided before installation granite sourced from local suppliers

There will be a kitchen island incorporating either a gas or electric stove in stainless steel, there will also be a modern stainless sink and quality faucet along with a breakfast bar area no stools provided .

There will also be a side by side stainless fridge /freezer installed and a modern lighted extractor hood above the stove provided by the builder.a choice of gloss finishes will be provided before the kitchens are ordered.

5 , bathrooms:-

Both bathrooms will have a modern stainless shower feature complimented by a glass panel to retain overspray, there will also be modern chrome waste drains installed with ceramic tiles up to ceiling level in the shower enclosure only, other areas will be tiled where needed ie, above and around the sink.

Each bathroom will have a stylish mirror and lighting above the sink basin.

The master bathroom will incorporate a free standing modern acrylic bathtub with chrome fittings sourced from usa.

6, laundry:-

There is an allocated area for the washer and dryer it will have plumbing for hot & cold water power outlets for the appliances and an extraction system for the dryer, also in this area there will be a tankless water heater and a large shelving area for sheets bedding etc. there will be no appliances provided but can be sourced at owners cost.

7, bedrooms:-

The bedrooms will have lighting ,fans and closets, the closets will be equipped with shelving and racks for storage there will be power outlets and telephone outlet .

8, living room :-

The living room will include a 42 inch lcd tv mounted on the wall ,hooked up to the security system, wiring will be installed for telephone outlet and cable tv and also wiring for surround sound if required finished at ceiling or floor height owners choice.

9, windows:-

The windows will be fitted with electric sun shades [blinds] choice of materials will be provided to owners these are remote controlled for privacy and sun glare.

10 , flooring:-

All the flooring in the apartments will be ceramic or porcelain tiles to be determined by owners a choice of 2ft x 2 ft tiles will be provided tiles are sourced locally and are priced at $25-30 TT Dollars psqf the builder will install any other materials for the flooring provided by the owners and the costs adjusted to suit.

11, bathroom tiles and kitchen backsplash are priced at $25-30 TT Dollars each and will be fitted by the builder, but will give the owners a choice in the colours available locally any tiles provided by the owners will be fitted and costs adjusted to suit.

12, appliances:-

Provided will be a stainless stove, Stainless side by side fridge freezer, A stainless extractor hood, A 42 inch lcd tv, A tankless water heater,

13, doors:-

The front door will be a white patterned enamel steel door with security locks and a spy glass,

Bedroom doors and cupboard doors will be pitch pine painted to owners choice of colour.

14, interior walls:-

All the walls will be plastered and then primed and painted in owners choice of colours.
